Zodat anderen in de vrijkomende woonruimte terecht kunnen. Ondertussen beschouwen de partners in de Regionale Woondeals en de Haagse beleidsmakers, de prijs voor nieuwe woningen tot \u20ac390,000 betaalbaar voor huishoudens met laag- en middeninkomens. Zo staat het in het voorstel van de Regiewet. Op de laatste Woontop hebben ze ook de NHG weer opgeschroefd naar \u20ac450,000. Voor starters en huishoudens met laag- en middeninkomens is dat dus onbereikbaar. Echter hebben de stakeholders in de woningbouwbranche daarvoor allerlei \u2018oplossingen\u2019 bedacht.<\/p>\n<\/div><div class=\"fusion-text fusion-text-3\"><ol>\n<li>De Starterslening. Je kunt meer lenen bovenop jouw maximale hypotheek.<\/li>\n<li>De Koopstartregeling. Je mag profiteren van de waardestijging. Of daling.<\/li>\n<li>KoopGoedkoop. Met een erfpachtregeling ga je pas na 10 jaar meer betalen.<\/li>\n<li>Koopgarant. Gegarandeerde terugverkoop. Met een geschillenregeling.<\/li>\n<li>De Startbouwimpuls. Staatssteun voor haperende projectontwikkelingen.<\/li>\n<li>De Realisatiestimulans. Wij betalen 3,1 miljard om 2\/3 betaalbaar te maken.<\/li>\n<li>Stimuleringsfonds. Gunstige leningen voor projectontwikkelaars.<\/li>\n<li>Nationaal Fonds Betaalbare Koopwoning. Integendeel, deze \u2018oplossingen\u2019 stuwen de huizenprijzen steeds verder en sneller op. Ondertussen missen wij, vooral bij de stakeholders, een kritische noot over de alsmaar toenemende particuliere schuldenlast. Deze situatie is niet toevallig ontstaan want teveel partijen zien deze huisvestingscrisis in de eerste plaats als een mooi verdienmodel. Wij nemen daar afstand van. Laten we gewoon maar eens \u00e9cht goedkope woningen bouwen. Is tot \u20ac390,000, in de komende Regiewet, werkelijk betaalbaar voor een laag- of middeninkomen? Vanaf \u20ac295,000 heb je bij ons al een courante gezinswoning, zelfs met de commerci\u00eble grondprijs.
